This article's objective is to examine the obstacles to using government land banks in Nigeria, with an emphasis on Ondo State. The official and unofficial sectors' access to land is a requirement for the development of a nation's industrial, social, economic, political, physical, and overall sectors. Nonetheless, despite the multiple means by which Nigerians obtain property, including land banks, purchase, lease, inheritance, unlawful squatting, adverse occupation, and land reform programs, among others, land accessibility remains a severe problem in the country. A questionnaire was issued to the tenants of the designated low, medium, and high-density regions, as well as Estate Surveying and Valuation businesses in Ondo State, to collect information on the restrictions associated with access to Government land banks. The weighted Mean Score was used for descriptive analysis. The findings indicated that barriers to Government land bank access differ throughout the threedensity areas studied. It spans from the high cost of land and current prices/competition in low density to the cost of meeting planning and development requirements in middle density and uncontrolled development in high density. The study's novelty and importance are shown in the identification and discussion of barriers to utilizing government land banks to provide fair access to land in Nigeria.
